HABITAT COMMONS 2025 Please read everything <3 

 This page lists our “commons”—useful tips and good practices to help us all (co)live well at Habitat and Cà de Monti.  
Following and committing to these shared guidelines is just as important for you as it is for us, to support collective and communal living.

We’re located in a rural and mountainous area (700m a.s.l.), at the top of a small inner valley that has been left to itself for many years. The challenges are many, but the desire to live (at) Cà de Monti is alive and well—and it comes with a set of responsibilities we must embrace.

Against abandonment and depopulation!

Conviviality and spontaneity are constant companions here, especially around meals—but more on that later.

General info to better understand this document:

  1. Cà de Monti is a home, but also the headquarters of Habitat (District A). We are a cultural association, and you’ll become a part of it too.
  2. Cà de Monti is a small village made of two main buildings: the **upper one (B)** with bedrooms and shared workspaces, and the lower one (A) used mostly when there are more people around. We’ll explain what’s inside each building soon!
  3. Life here strives to be sustainable, caring, and respectful—in every possible meaning and expression.

Before You Arrive

How to get here?

Cà de Monti is 5 km from the town center of Tredozio (FC).

NO evening buses. On weekdays, last ride is at 18:45, and on holidays at 16:30.

    • Please plan your trip accordingly so we can pick you up in Tredozio!**

You can also reach Cà de Monti on foot via CAI trail 569.

Note: In very specific cases, if no other options are available, someone can pick you up from Faenza. In this case, consider covering fuel costs (about 45 mins down and back up).

What to bring

  • Hiking boots and comfy shoes for trails
  • Indoor slippers (no outdoor shoes inside)
  • Thermal shirts and warm, layered clothing—even in summer, temps can shift
  • Some cash (helpful for food payment on arrival)
  • Water bottle
  • Camera(s)! We’re building a living archive

Contributions

Hospitality contribution

Varies depending on length of stay and type of room. It includes bed/room, linens (if specified), and access to all shared living and workspaces. We prefer mid- to long-term stays, and contributions reflect this by decreasing the longer you stay.

Food contribution

5€/day (up to 1 month)

Covers:

  • Fruits and vegetables (garden-grown and not)
  • Bread (baked at Cà de Monti with our sourdough starter)
  • Pasta, rice, cereals
  • Local eggs
  • Cheese
  • Legumes
  • Honey (from Gradicciolo neighbors)
  • Yogurt & other dairy (from Pian di Stantino neighbors)
  • Plant-based milk
  • EVOO and other oils
  • Butter
  • Flours
  • Coffee, tea, herbal teas
  • Homemade preserves (ours and others')

We also provide soaps, detergents, toilet paper. For stays longer than 1 month, the contribution is calculated weekly and at a reduced rate.

Please tell us about any allergies or intolerances!

We favor vegetarian food. Please buy in bulk and seasonally. Avoid seeing meat as a daily food.

If needed, bring your own supply of alcohol. We have a shared pantry, but we can’t meet everyone’s needs on that front.

Avoid packaged and single-use industrial products—little value, lots of plastic.

We love DIY—so try your hand at making pasta, cakes, and sweets.

Seasonal veggies: morally mandatory. Supermarket produce: meh. Overseas fruits like avocados/bananas: kinda frowned upon.

Check-In

Make sure you’ve filled out the membership form before arrival: [Membership Form](https://forms.gle/DbixvS9p8PRKm4mG8) Membership is 10€, valid for the calendar year. This payment is separate — use the description “Association Membership” when possible.

You can pay for your stay on arrival in cash, via PayPal, Satispay, or card.

While You’re Here

Tredozio

There’s an ATM, post office, grocery store, two bars, two restaurants, a newsstand, Anna the veggie seller, and a butcher.

Salt & tobacco: Tabacchi in Piazza 25 Aprile or Bar Penna. Market days: Tuesday & Friday mornings. Modigliana: Wednesday & Saturday.

Friendly nearby farms:

  • Pian di Stantino – wine, fruit jams
  • Gradicciolo – honey
  • Cà Gianna – wine, Tredozio
  • Da Urrai – pecorino, Tredozio
  • [...]

Nearest supermarkets: Conad in Modigliana, Rocca S. Casciano, or Faenza.

Getting around

Without a car, expect to stay mostly at Cà de Monti. You may catch rides or walk to Tredozio (~40 mins downhill), but plan to spend quality time on-site.

The two buildings of Cà de Monti

Cà de Monti has two main buildings: upper building (A), lower building (B). You’re free to move between spaces and find what suits your activities. Some rooms have a contact person for help or guidance:

Upper building (A):

  • Small kitchen for breakfast/light meals
  • Publishing station (digital print) – ref: Pongie
  • Darkroom (B/W dev & print) – ref: Poni
  • “Bisca” multipurpose room
  • Library
  • Bedrooms
  • Woodshop – ref: Beppe. Never use the workshop alone. Always check with Beppe before starting a project.

Lower building (B):

  • Professional kitchen with pizza/bread oven
  • Living room
  • Dining hall
  • Veranda and small tailoring space – *Contact: Chiara*
  • Performance space – *Contact: Chiara*
  • Exhibition space
  • Server & tech corner – *Contact: Poni*

Surrounding Green

Around Cà de Monti lies a vast area of woods, fields, and trails. Nearby: our garden, chestnut grove, sacred hill, and antenna.

This is all part of our ecosystem—treat it as if it were part of the house.

You can help water the plants if they look thirsty. Best times: early morning or evening (never in direct sun). We use rainwater collected in a well.

Language & Inclusivity

We mainly speak Italian, but we all speak English too. When people from all over the world visit, we aim to make language an opportunity, not a barrier. Use the most inclusive and widely understood language at any time—but don’t force it. Language is also personal and cultural. Let's find a balance between clarity and authenticity.

Events

The house becomes more public during these times—you might suddenly be surrounded by many people. But don’t worry, it’s all under control!

Practical Info

Water

  • Tap water is from a spring and **drinkable**.
  • In dry periods, we must avoid water waste—especially with showers.
  • Summer might bring water use restrictions. Drinking water will always be available.

Electricity & Lights

  • Bills are rising—turn off lights in unused rooms.
  • **Exception: the server.** If it’s off, let us know!

Label and hold onto your device chargers—**don’t unplug others around the house**.

The pro kitchen lights have a separate switch—follow the arrow. **Don’t touch the rest!**

Basic Cleanliness

  • Clean up shared spaces after use (living rooms, garden, Bisca, etc.)
  • A task chart (in the kitchen) assigns daily roles: cooking, prep, cleaning.
 Usually: if you don’t cook, you clean. Everyone eats.
  • Always leave the kitchen clean for the next meal.
  • Dishwasher in small kitchen (A)—check contents before use.
  • Vacuum cleaner is in building A’s living room. Ask us for cleaning products.

Waste Sorting

A duty and a shared responsibility. If we don’t sort it here, we do it later at the dump. 

1) Organic → into the compost (near the garden)  
2) Plastic + cans  
3) Paper  
4) Glass  
5) Everything else (cigarette butts, sanitary products) → General waste

Never flush sanitary products or other waste — they will clog the system.

In small kitchen (A), bins are under the sink. In pro kitchen (B), bins are outside—where everything gets sorted before it piles up indoors.

Kitchen Use

Breakfast is usually self-managed. Lunch and dinner are often shared. You’re not required at every meal! Based on the rotating roles, there’ll always be someone cooking or setting up.

In the small kitchen, avoid noise at breakfast—**Beppe sleeps next door**! You can always eat in the Bisca or the garden if weather permits.

Pantry Management

Two fridges—one per kitchen. Use them for your own food. Ask before using someone else’s. Small kitchen has essentials and dry pantry. You’ll have space for your personal items. The industrial fridge (downstairs) is turned off—used as pantry space.

Cups and Mugs

Pick one and **label it with your name**. Reuse it throughout the day.

Coffee

If you make coffee, leave some for others — there’s nothing better than finding fresh coffee in the morning :)

If you’re picky about coffee, bring your own!

Sheets & Towels

If you don’t bring your own, we ask for a 5€ contribution**. You'll handle laundry during your stay; we’ll wash them after you leave. Leave them on the bed before you go :)

Laundry

Washing machine is downstairs, with detergents provided. Use it when needed and try to make full loads. Access via the main living room—look for the “Laundry” door.

On sunny days, hang your laundry outside on the terrace.

Toilet Paper & Soaps

If you run out, go to the lower house (B). Supplies are in a cupboard near the bathrooms.

Ticks!

After walks (especially spring/summer), check yourself thoroughly: armpits, knees, groin, hidden spots. If you find one, use tweezers—we’ll help remove it. Once removed, burn the tick. Sterilize the tweezers right after.
